Caring for missionaries on home assignment

Housing for future generations

Holding residential accommodation for our missionaries’ use is part of the core business of CMS. Our gospel workers on Home Assignment need somewhere to live and rest and offer hospitality from. We are in a privileged position because of the generosity of previous generations.

Successive generations of CMS Victoria workers have loved, appreciated and deeply valued our Grace Street flats. They have been a home away from home. They have been a familiar place to return to.

However, the flats are now more than 50 years old, and are fully depreciated. A significant amount was spent on them in 2015, in recognition that we needed them to keep going for a few more years while we completed the St Andrew’s Hall project. Now the time has come to provide for our housing needs for the next half century.

Over the course of 2024–2025 we will work to find, acquire, fit out and commission for service these new units. Once they are operational, we will sell our Grace Street flats to recoup capital. Our Board has approved a $6 million spend. The Grace Street flats have previously been valued at $2 million. We need to raise the difference in 2024 – $4 million.

The history of our missionary accommodation is a story of the generosity of members of CMS, typically through wills and bequests. Because of these we have the flats. Because of these we have our investment portfolio. We are in a strong position to make this project a success, but we need your generosity, your support, and most of all your prayers to make this happen.

Practice hospitality!

God our heavenly Father is a hospitable God! He has made room for us in his world, and provided for our needs, and welcomes us to himself in his Son Jesus, who died and rose again that we might come into God’s presence now, and for all eternity!

As members of CMS Victoria, we have a special responsibility to show generous hospitality to our missionaries on Home Assignment. So we need to increase the quality and quantity of the accommodation available for them.

We care for them when they are serving overseas or elsewhere in Australia, so we should care for them when they are in Melbourne, still on CMS duties.

We read in 3 John that churches should show hospitality to people who visit to do ministry.

“We ought therefore to show hospitality to such people so that we may work together for the truth.” 3 John 8.

A natural extension of this responsibility is to show hospitality to those whom we have trained and sent, when they return to Melbourne for Home Assignment. We are ‘working together for the truth’.

Please pray that God will provide the money we need for this project; that the accommodation will be well-designed; and please give generously as you are able.

the CMS flats in Mont Albert,

also affectionately known as

‘Grace Street’. I have lived in the

flats five times for an accumulated

five and a half years.

Frequently asked questions

We have built St Andrew’s Hall. Why can’t we use that for missionary accommodation?

In principle, so long as there is room, this is possible. And indeed we have used SAH in this way. However, as CMS grows, there is no guarantee that there would be space available. Also, SAH’s primary use is for missionaries-in-training in a closed community model. Having other residents there disrupts their programme and culture, which we would be keen not to do.

 

Grace Street in Mont Albert is such a great site – why not rebuild there?

It is a great location, but we would be unable to build sufficient capacity on the site. And
building to a special design is a much more expensive and complicated process. We would
also need to rent and furnish other housing during the build period, further adding to costs and complications.

 

Doesn’t CMS already have sufficient financial assets for this project?

Yes we do! Our financial assets come from gifts we have received and stewarded for over 20
years. We are going to draw down heavily on these for this project – and will need to replenish them quickly. Healthy financial reserves enable us to be more ambitious in pursuit of our vision and mission.

 

How confident are you about raising the $4 million?

Our confidence is in our great God to provide through his people. We have seen the amazing
passion and generosity of our society members, through COVID, the St Andrew’s Hall
redevelopment and various crises. Our flats have been resourced by generous gifts in the past, and we trust that CMS members will keep partnering with us financially today.

 

What if you can’t raise $4 million this year?

We have significant accumulated savings and investments. Our Board is prepared to spend this money, although it will have consequences for our ongoing work. Holding financial reserves and investments is critical to our ongoing ministry. We look to build up our resources steadily over time. Gifts in wills and bequests will play an important part in this process. Please remember CMS in your legacy!
